This is what we do to manage your investment property:
• Find a quality tenant – our number one concern
• Advertising – in addition to the Multiple Listing Service (MLS), we also list on Apartment List, Lovely, Zillow, Trulia, HotPads, Yahoo! Homes and Craigslist
• Prepare your property for renters – arrange for carpet and interior cleaning, repairs, touch-ups, etc.
• Screening with emphasis on personal and previous landlord references
• Preparing Lease Agreement – including move-in/move-out inspections
• Determine monthly rental rate
• Collect monthly rent
• Pay bills including:
- Property taxes
- Mortgage payments
- Utilities (as appropriate – usually tenant pays all utilities)
- Home Owners Dues
- Pest Control
- Landscape Maintenance
- Repairs and plumbing/electrical problems
• Send Owner Statements
- Monthly income/expense details
- Year end 1099’s
- Late notices
• Eviction process when necessary. We use an experienced real estate attorney.
We believe our rates are the best in the area. Every attempt is made for the owners to receive their rent proceeds and rental statement by the 15th of each month. We are fair but firm in our dealings with tenants. And as we stated earlier, finding a quality tenant is our number one concern.
